Mid-Summer Sleep

The summer slump may be here. For years summer time has been a vexing time: Is it a time when families are out looking since school is out? It seems that historically the summer season was a bit mixed-some strong months and some soft. The reality? Summer is a slow time simply because of vacations and such but it also represents a great buying opportunity. Today that opportunity is increased dramatically with the foreclosure/short sale market that exists. With fewer buyers the competition, even for distressed properties, is less and this creates a buying advantage. Prices are still dropping and there is a steady absorption of well-priced properties. In my neighborhood a property recently came on the market and there were 9 offers in two days. There was a substantial discount to the last sale price due to the usual culprit-100% financing and the buyer purchasing at the peak. But the price was excellent and it was gobbled up.
